Applications, Qualifications & Fees
What are the requirements to apply for an apartment?
Applicants must be over the age of 18 and must pass the required screening process. The screening includes a review of credit history, rental history, and criminal background.
What are the income requirements?
Applicants must have combined gross monthly income equal to at least three times the monthly rental rate. Please note that we do not accept offer letters as proof of income.
Are there application fees or deposits required?
Yes. The application fee is $75 and the administrative fee is $200. The security deposit is determined based on credit score. Deposits start at $500 and may increase up to the equivalent of one month’s rent.
Pets
What is your pet policy?
We are a pet-friendly community. Cats and dogs are welcome, with a maximum of 2 pets per apartment. The community has a dog park. Please call the leasing office for the complete pet policy.
Are there breed restrictions for pets?
Greystar’s restricted breeds are Chows, Doberman Pinschers, Rottweilers, Pit Bull Terriers, Presa Canarios, Akitas, Alaskan Malamutes, and Wolf-hybrids.
What pet fees are required?
There is a one-time pet fee of $300–$375 if you have two pets, monthly pet rent starting at $15 per pet. Apartments.com also lists a $30/year pet registration fee.
Parking
What parking options are available?
Unassigned parking is available.
Is guest parking available?
Yes. Visitor parking is marked as “visitor” for our residents’ guests.
Can I reserve a parking space?
No, we do not offer reserved parking spaces.
Lease Terms & Renewals
What lease terms are available?
Lease terms of 3 to 15 months are available.
Do you offer short-term leases?
Yes. Leases as short as 3 months are available.
How do lease renewals work?
We require a 60-day notice to vacate. Renewals will be sent to residents prior to this deadline and at that time you can communicate whether you would like to vacate or move forward with a renewal offer.
Utilities, Internet & Packages
What utilities are included with my apartment?
Utilities are not included in rent. Water/sewer, and stormwater are billed by usage and in addition to rent. Monthly fees include trash ($25), pest control ($3), $1.15 trash admin fee, and a $3.75 utility admin fee.
Is internet included?
No. Internet is not included in your rental rate or amenities fee. (The apartments are cable-ready, and WiFi is available at the clubhouse.)
How are packages delivered?
Packages are delivered to an Amazon locker. Once your package is ready for pickup, you will receive a text message with a unique code to access and retrieve your package.
How do I submit a maintenance request?
Maintenance requests can be submitted online through the resident portal (duraleighwoods.activebuilding.com).
Amenities, Location & Community Information
What appliances are available?
Every apartment includes a full-size washer and dryer. Kitchens include black or stainless-steel appliances, dishwasher, disposal, microwave, and range/oven, with granite-style countertops and a breakfast bar. Other features include wood-burning fireplaces, vaulted ceilings, private patio/balcony, and extra exterior storage.
What amenities are available in the community?
Two swimming pools, fitness center, tennis court, dog park, clubhouse and resident lounge, grilling station, picnic areas, car wash and auto detailing with vacuum, recycling, and online rent payments.
What schools are nearby?
Nearby schools listed include York Elementary and Needham Broughton High School. Please confirm school assignments with the school district, as zones can change.
What commuting options are available nearby?
The community has easy access to I-540 and is near Research Triangle Park, Lake Lynn, and Crabtree Valley Mall. Raleigh-Durham International Airport is about 7 miles away (about 14 minutes).
